What is included in the additional charges on top of the rent?

We include the electricity, the heating, the building charges, the internet and the water bill. 

What is not included is the rental insurance that needs to be taken by the tenants. 

What is the home insurance necessary for the apartment?

Each tenant must be covered and covering any damages of the apartment with a home insurance.

Here is a good website to compare the different insurance providers. 

Finally, it is possible to have one single insurance policy for the entire apartment, therefore, you should discuss with the actual flat-mates to figure out if you can be added on their policy. 

What is the amount of the deposit? 

The deposit is the equivalent of 2 months of rent (not including the utility charges). 

Example:

For a room with a total rent of 650 euros (600 euros + 50 euros of utility charges), the deposit would be 1200 euros (600 euros * 2). 

Is the apartment eligible to the APL?

Yes - if necessary send us the document you need to send to the CAF and we will fill it out.

What is the process to get into the apartment?

  1. You find the room that best suits you 

  2. Get in touch with us for a visit and meet your flat-mates

  3. Apply on the website and provide all the required documents

  4. Review and sign electronically the rental agreement

  5. Wire the deposit and the first month of rent

  6. Get in the apartment

How do we pay the rent?

You will be provided with the adequate banking information to wire the rent every 5 of the month.

What are the documents necessary for constituting the lease agreement?

Here is the list of documents to provide, for you and for your guarantors (if one is required):

  • Proof of identity: national identity card (French or not), residence card, driving license (French or not) ...

  • one, and only one, of the following proof of address: last 3 rent receipts, a domiciliation certificate, a proof of accommodation or the last property tax notice received (failing this, the title deed of the main residence)

  • one or more proofs of professional identity: work or internship contract (failing this, a certificate from the employer), a student card (or a schooling certificate), a duplicate professional card for those and those who exercise a liberal profession ...

  • one or more documents attesting to the level of resources: last 3 pay slips, a tax assessment (or non-taxation).

Am I allowed to live in France (Annemasse)? Do I need additional paperwork ?

Here are some general guidelines we have identified:

If you are a EU citizen you are free to live anywhere in Europe including France and our apartments. 

 

However, if you are coming outside of the EU and you received a Visa to work and live in Switzerland, you most likely are not eligible to live in France.
